Getting an Estimate?
Watch These Red Flags.
When a contractor comes out to look at your roof, how they handle the estimate tells you everything. Here's what a trustworthy contractor does — and the warning signs that should send you looking elsewhere.
During the Estimate
7 Red Flags to Watch For
They don't show you material options
A contractor worth hiring will walk you through your choices — shingle lines, grades, colors, and manufacturer options. If they show up and immediately tell you what you're getting without presenting alternatives, that's a problem. You're paying for this roof; you should choose what goes on it.
They can't put your warranty in writing
Any legitimate contractor can hand you a written warranty — both for the materials and for their labor. If they can't tell you exactly what's covered, for how long, and from whom, you have no protection after the job is done. Verbal promises mean nothing once they're gone.
They can't show proof of insurance
Before any contractor sets foot on your roof, ask for a current certificate of liability insurance and workers' compensation. If they hesitate, make excuses, or say "we're covered" without producing documentation, walk away. An uninsured crew working on your home is your liability.
Their estimate is vague or verbal
A real estimate is written, itemized, and specific — materials, labor, tear-off, disposal, flashing, and accessories. If a contractor gives you a number but won't put the details on paper, you have no way to hold them to it or compare it fairly against other bids.
They push you to decide on the spot
High-pressure tactics — "this price is only good today" or "I've got a crew available tomorrow" — are designed to stop you from getting a second opinion. A contractor confident in their work and pricing will give you time to make an informed decision.
They can't name the manufacturer behind the warranty
Roofing warranties come from two places: the material manufacturer and the contractor. If your roofer can't tell you which shingle brand they're installing, what the manufacturer's warranty covers, or whether they're certified to issue enhanced warranties, you're flying blind on the most important document tied to your roof.
